Certificado de eficiencia energética

The lastest laws lead us to check the use of energy in our homes. As the european guidelines said some years ago, now is the turn for the national laws to apply these prescriptions. The thing that is simply new is that the houses now must have a label, similar to the ones that show the washing machines or the freezers when we buy them. With colours and letters this label tells us how good is the energy efficiency behavior of the house.

The main objective of these actions, aside of the geo-political state of Europe in the world, is clear: the less energy we spend to warm or cool our home, the more money we save.

It was compulsory since 2007 to have this certificate for new buildings. But this year 2013, from 1st of June, it will be also necessary to have it for all the houses that are rented or sold.

The required work to do this certificate is to measure the house and check its building quality and also the machines and equipments that produce comfort.

As we said, then the next step is that the owner knows how the house behaves and how to repair the weak points. The next one would be to clear up wether the repair is a short term repair or a long term one. The depth of the improvement has a direct relationship with money saving in the coming years, and of course it is always a better choice a long term improvement. Most of the houses in Javea, Moraira and the northern Alicante area show a similar structure and conditions. And the ones built between 1970 to 2000 could get a great money saving.

We architects also recommend to take this chance to have in mind other things, like noise protection, humidity problems repair, or even a new spatial atmosphere that might be wanted.
